Seventy years of Arvada glass.
Arvada spreads across Jefferson and Adams counties, from the old grid streets near Olde Town out to the foothills. The housing tells the story in rings. Olde Town keeps its brick storefronts and a G Line station. Alta Vista has a deep stock of midcentury homes. Lamar Heights and Scenic Heights are postwar ranches. Lakecrest backs onto Standley Lake. And out on the northwest edge, on the north side of Highway 72 between Highway 93 and Indiana Street, Candelas and Leyden Rock are still adding new homes.
Every ring has its own window problem. The older grid streets put the living room on the sidewalk. The new homes put a wall of dual-pane glass toward the mountains and a design review board between you and a mirror-finish film. Privacy is the thread that runs through most of our Arvada work, so this page starts there and tells the truth about it.
Street-facing glass. Daytime privacy.
On a midcentury ranch in Alta Vista, Lamar Heights or Scenic Heights, the big front window often faces the street, and the street is not far away. A one-way film like Silver 20 at $10 per sq ft or Cool Alloy 20 at $12 per sq ft makes that window read as mirror glass from outside during the day. You keep the view out. The sidewalk loses the view in. The same films also cut heat and glare, which is why a lot of Arvada privacy jobs end up fixing the afternoon sun as a side effect.
One-way film reverses at night. Frost doesn't.
Here is the part that matters after dark. One-way film works because it is brighter outside than in. After dark, with the lamps on, that flips, and the window is see-through again from the street. No one-way film gives 24-hour privacy.
If you need the window covered at night, there are two honest answers. Frost or Whiteout at $11 per sq ft blur the view both ways, day and night, and still let daylight in. Or keep the one-way film for the daytime look and close the curtains in the evening. We put both options in front of you on the estimate and let you choose.
Candelas and Leyden Rock. New glass, design rules.
Candelas is still building across its Parkview, Mountainview, Canyonview, Valleyview, Townview and Skyview sections. Leyden Rock sits nearby with its craftsman-style homes. Both are run under HOA, master-association or district rules, and both have big west-facing view windows built for the foothills.
Two things follow. First, that glass is dual pane and often low-E, so each pane must be under 40 square feet and the film must be approved for the coating. Second, a reflective silver film on a mountain-facing wall is the one a review board notices. Pristine Ceramic is a neutral, non-metal film that looks close to untreated glass from outside. Pristine Ceramic 40 at $15 per sq ft or 70 at $16 per sq ft keeps the view and passes most design reviews. Ask us for the spec sheet to submit.
Bathrooms and sidelights. Frost at $11.
Frosted film is the fix for the bathroom window facing the neighbor's fence and the sidelight glass beside the front door. It goes on in a single visit, needs no blinds, and gives privacy in both directions at any hour. Frost and Whiteout are $11 per sq ft. Custom cut patterns and bands are quoted separately. Blackout, also $11, is approved only on tempered single-pane glass.

- Clear glass under 3/8 inch thick.
- Odd-shaped windows over 25 sq ft and uneven exterior shading void the warranty.
- If a film is not safe on your glass, we say so and recommend something that is. Check your glass.
