Valley town. Built for the view.

Golden sits where Clear Creek comes out of the foothills, in a valley between Lookout Mountain to the west and North and South Table Mountain. It is the Jefferson County seat, home to the Colorado School of Mines, and the brewery is a short walk from the brick storefronts on Washington Avenue.

The houses were built for the scenery, and the scenery is where the sun comes from. The 12th Street Historic District holds some of the oldest houses in town. West Pleasant View and Ashwood have mid-century red brick ranches, split-levels and bi-levels. Mesa View Estates is custom homes from the era that liked big glass. Heritage Hills, Tripp Ranch and Eagle Ridge fill the slopes south of 6th Avenue. All of them point windows at a mountain, and the mountain does not block the afternoon. This page covers Golden homes first, then the storefronts downtown.

West and south glass. Heat without losing the mountain.

Homeowners in Golden say the same thing on the estimate: do not take the view. Fair. A solar film cuts heat and glare at the glass and leaves the view alone. The lighter the shade, the less you notice it from inside. Ultra View 35 at $11 per sq ft is a light, view-first film. Pristine Ceramic 40 at $15 per sq ft is neutral, non-metal, and cuts more heat at a similar look. Cool Alloy 60 at $12 per sq ft is another lighter option. We bring samples and hold them up to your window so you see the difference before you decide.

Custom homes. Big dual-pane glass.

The view windows in Mesa View Estates and the newer subdivisions on the south side are dual-pane insulated units, and some are large. The film manufacturer allows film on dual pane only when each pane is under 40 square feet, and a low-E coating narrows the list further. A wide great-room window can fail an interior film on size alone.

That is where exterior film earns its place. Ext Pristine 70 and 80 and Zen SSX 55 sit on the outside of the glass and shed the heat before it reaches the pane, which is why they are the option for the toughest glass. They cost $18 per sq ft plus $2 per lineal ft of required edge sealing. Both are low-reflectance films, Ext Pristine at 9% exterior reflectance and Zen SSX 55 at 10% exterior reflectance, so they stay quiet from the street and are safer for turf below the window.

Postwar ranches and 12th Street. Original glass, fading.

A red brick ranch in West Pleasant View or a pioneer-era home on 12th Street that still has its first windows has single-pane glass. Single pane under 100 square feet takes most films with no coating to check. What it does not do is stop the sun from bleaching floors and furniture at this elevation.

A near-clear film blocks up to 99% of UV and leaves an old window looking like an old window. Ultra View 5 at $11 per sq ft or Pristine Ceramic 70 at $16 per sq ft are the usual choices. If a historic review board wants to know what changes from the street, we hand you the spec sheet for the film. A neutral interior film changes very little.

Washington Avenue storefronts. Glare, fade and graffiti.

Downtown Golden runs on foot traffic along Washington Avenue, and the brick storefronts there range from Victorian to modern. The glass has three problems: afternoon glare on the displays, merchandise fading in the window, and the occasional scratched or tagged pane at street level.

Solar film handles the first two while keeping the window see-through for people walking by. Ultra View 35 at $11 per sq ft or Pristine Ceramic 70 at $16 per sq ft keep the display visible. Clear Defense anti-graffiti film is a clear sacrificial layer at $12 per sq ft for 4mil and $13 for 6mil. It takes the scratches and etching instead of the glass, and we replace the film, not the pane. Guardian security film at $20 per sq ft plus $4 per lineal ft edge sealing holds shattered ground-floor glass in the frame. We work around your hours. See storefront tint in Golden.

  • Clear glass under 3/8 inch thick.
  • Odd-shaped windows over 25 sq ft and uneven exterior shading void the warranty.
  • If a film is not safe on your glass, we say so and recommend something that is. Check your glass.
