West-facing room unusable after 3pm? Keep the view. Lose the heat.
Westminster homes are built to look west. The Front Range is the backdrop, the city keeps a lot of open space, and Standley Lake sits on the west side. A lot of Westminster glass points at that view, and at this altitude the afternoon sun comes through it hard.
The city itself runs from the historic south end, settled by Pleasant DeSpain in 1870 and incorporated in 1911, up to the newer streets around The Orchard Town Center at I-25 and 144th. It straddles Adams County and Jefferson County. That range of housing, plus all that west-facing glass, is why no two Westminster estimates look alike.
The most common call we get from Westminster is the same one: a west room that is fine at noon and unusable by mid-afternoon. Film fixes that without giving up the mountains.
The view window. Cut the heat, keep the mountains.
The instinct is to go dark. You do not have to. Lighter films exist for exactly this window.
- Ultra View 35 at $11 per sq ft cuts heat and glare and reads close to clear from inside.
- Pristine Ceramic 70 at $16 per sq ft is a neutral, non-metal film with almost no visible change and no mirror look from outside.
- Cool Alloy 60 at $12 per sq ft is the lighter shade in that line.
- If the room is truly baking, Pristine Ceramic 40 at $15 per sq ft or Silver 20 at $10 per sq ft cut more, with a visible tint.
We bring samples to the estimate and hold them against your actual west window at the time of day it bothers you.
Homes backing to open space. Big glass, turf and siding.
Lots that back to open space or the lake tend to carry the most glass: sliding doors, two-story windows, and sometimes a sunroom. Those panes are the ones most likely to be over the 40 square foot dual-pane cap, so we measure every one.
One problem specific to big reflective glass: a window that bounces afternoon sun onto artificial turf, a fence or a neighbor's siding can damage it. Exterior films fix that from the outside of the glass. Ext Pristine 70 or 80 at $18 per sq ft has 9% exterior reflectance. Zen SSX 55 at $18 per sq ft has 10%. Both are safer for turf below reflective windows, and both require edge sealing at $2 per lineal ft.
Historic south Westminster. Older glass, faster fading.
The south end of the city is where Westminster started. The homes around the historic core are older, and older glass is often single-pane.
Single-pane glass is the easy case: almost every film qualifies, under 100 sq ft per pane. The issue is fading. Colorado sun through an old west window bleaches floors and furniture quickly. A near-clear film like Ultra View 5 at $11 per sq ft blocks up to 99% of UV without changing the look of a period home. Replacement windows in these houses are dual-pane and follow the 40 sq ft rule instead.
HOA-friendly films for newer Westminster neighborhoods.
Many newer Westminster subdivisions have an HOA, and some HOAs have rules about how glass looks from the street. Pristine Ceramic, Ultra View and the Ext Pristine exterior line are the neutral, low-reflectance choices that look closest to untreated glass from the curb. We can give you the film spec sheet to submit before we install.

We check your glass before we pick a film.
We identify your glass and check it against the manufacturer's chart of 972 film-and-glass combinations first.
- Single-pane under 100 sq ft. Dual-pane under 40 sq ft. Triple-pane treated like dual-pane.
- Clear glass under 3/8 inch thick.
- Odd shapes over 25 sq ft and uneven exterior shading void the warranty.
- Blackout only on tempered single-pane glass.
If a film is not safe on your glass, we say so and recommend something that is. Check your glass.
Every install carries the manufacturer's film warranty plus ikonic's workmanship guarantee. The glass limits above are what keep that warranty valid.
