Big glass, foothill views. Film that keeps both.
Lakewood sits in Jefferson County, immediately west of Denver, with the mesa of Green Mountain inside the city limits. A lot of the city was built to look at that view. Green Mountain Estates went up in the mid-century decades with walls of glass, clerestory windows, and ranch homes with walk-out basements on the downhill side of the street. Applewood has mid-century homes under mature trees. Bear Creek has established homes with foothill views. Belmar mixes townhomes, condos and single-family houses in the town center.
That mix creates four different window problems, and we treat them differently. ikonic is based in Thornton and installs home window film across Lakewood. We identify your glass, check it against the film manufacturer's chart, and leave one written quote.
Walls of glass. A limit you should know about.
A wall of glass is wonderful in October and hard to live with in July. The bigger the pane, the more heat it lets in, and the more it matters which film goes on it.
Big panes also run into the manufacturer's size limits. A dual-pane unit over 40 square feet is not approved for interior film. A single pane over 100 square feet is not either. An odd-shaped window over 25 square feet, like the triangle under an A-frame roof, voids the warranty. Many Green Mountain homes have glass that sits right at these lines.
We measure each pane on the estimate. If a pane is over the limit, we say so and talk about exterior film, which goes on the outside of the glass and is rated differently. Ext Pristine 70 and 80 run $18 per sq ft, Zen SSX 55 runs $18, and both require edge sealing at $2 per lineal foot.
Walk-out basements and sunrooms. Cooler, without blinds.
A walk-out basement on a Green Mountain hillside faces the same sun as the floor above it, with a sliding door and a picture window instead of a small egress pane. The same goes for sunrooms and enclosed patios in Bear Creek and Applewood. These rooms get too warm to use for half the afternoon.
Solar film cuts heat and glare at the glass while the view stays. Silver 20 at $10 per sq ft is the lowest-rate solar film we install. Pristine Ceramic 40 at $15 per sq ft is a neutral, non-metal film that keeps the room looking like it did before. Both block up to 99% of UV, so the rug and the furniture by the door stop fading.
Mature trees. Why we look at the shade line.
Applewood and Bear Creek are known for mature trees and established landscaping. Trees are good for a house, but a branch that shades half a pane and leaves the other half in full sun creates uneven exterior shading. The manufacturer says uneven shading voids the film warranty, because the glass heats unevenly.
This is one reason the estimate is in-home. We look at where the shade falls on each window before we recommend a film. If a pane is a problem, we tell you, and we often have a film that still works.
